√ BJ’s Wholesale Club – A Quality Job ‘From the Ground Up’

Through a qualified bid process, North American Properties (NAP) hired the staff at Fulcrum Construction as the general contractor to meet the demanding completion schedule and quality specifications of BJ’s Wholesale Club, a 115,000 sf retail warehouse. The project was the first phase of NAP’s Camp Creek Marketplace, a 700,000 sf plus retail center.

The team had just 19 weeks to deliver the project. A challenging schedule in good conditions was made even more difficult by one of the rainiest fall and winter seasons on record. √ Shopping Center Redevelopment Overcomes Issues to Finish On-Time

DDRBrook Highland Plaza, an open-air shopping center in a fast growing section of Birmingham, Ala., needed a make over. The shopping center’s owner, Developers Diversified Realty (DDR), hired Fulcrum Construction to renovate several shop spaces, build a shell for a new tenant and handle the prep work for a 30,000 square foot foundation.

Before construction could begin, however, unexpected issues started to surface. As part of the redevelopment, DDR planned to put the new building and foundation in an area where an old movie theater – since demolished – had been. Engineers discovered, however, that the theater had been built on bad dirt. It was full of organic material that, as it decomposed, would cause any new buildings to settle significantly. √ Fulcrum Handles Accelerated Schedule at No Additional Cost to Owner

colonialbanksmall-shadowBefore construction could even get started on a new Colonial Bank branch in Cumming, GA, permitting delays had put the project a full month behind schedule. Despite that, Colonial Bank, a retail and commercial bank with 340 branches in five states, was committed to opening on time. They asked Fulcrum to make it happen.

Once permitting was done, the initial schedule gave Fulcrum 18 weeks to complete the building and turn it over to the bank. That meant the bank would be ready on January 6, but Colonial wanted it on December 17 – a full three weeks earlier. The project team worked together to form a new game plan. Read More →


√ Fulcrum Overcomes Challenges to Build Two Eckerd Stores

United Retail Properties hired Fulcrum staff to complete two new Eckerd stores one in McDonough, Ga., and, the other in Crawfordville, Fla. Each project presented unique challenges.

In Crawfordville, achieving a quality project was goal number one. Through the personal involvement of Mike Arasin and Darren Austin, principals of Fulcrum Construction, all issues uncovered in the course of the project were addressed and resolved. On one job site visit, Austin was not satisfied with the finish coat of stucco on the rear of the building. An entire new finish coat was applied to achieve the proper look. When Arasin made a follow-up trip, he saw that some of the new stucco detail work was not up to their high standard. Arasin arranged a meeting with the stucco company owner on site to review the issues in order to achieve a quality project. All quality issues were resolved and a quality project was achieved. √ One of America’s Largest Retailers Calls in Fulcrum Construction

Plantation, FL is one of the hardest places in America to complete a construction project. The permitting process is onerous and complicated and the inspection process is even worse. The project to be completed was a conversion of an old Winn Dixie grocery store to a neighborhood grocery store of 39,000sf. Stein Mart and Fulcrum staff worked in partnership to open four new Stein Mart stores in the fall of 2001. It took no more than 18 weeks from lease execution to store opening for any of the four projects. Fulcrum President Mike Arasin attributed the quick turnaround to three key elements: proactive project management, strong onsite supervision and partnerships with design professionals. When TJX decided to remodel four of their Southeastern stores to keep them fresh and inviting, they chose Mike Arasin and his staff. All stores were to remain open for business and shoppable during the renovation.

With effective communication between the construction supervisor and the store manager, the store remained shoppable and all the required schedules were met. “Our standard operating procedure is to generate a punchlist prior to the owner performing his final walk-thru,” Arasin said. “This practice respects the owner’s time and results in faster completion—two things we always strive for.”Read more →

√ Fulcrum Saves Winn-Dixie $40,000 in Save Rite Conversion

winn dixie logoWinn-Dixie hired Fulcrum staff to complete its conversion of a Sak-N-Save to its new Save Rite format in Brookhaven, Miss. The project entailed relocating the store entrance, moving several of the major departments inside the store and a remodel of the sign facade.

Included in the scope of work was the replacement of the majority of the floor tile on the sales floor. Budget restrictions were tight and there was little or no room for unforeseen conditions. Shortly after starting the remodel, it was discovered that the mastic beneath the sales area floor tile was deficient. “This was a potential big ‘budget buster,’” recalled Fulcrum President Mike Arasin. “The mastic removal could have cost as much as $40,000.
